According to Google's research, 90 percent of prospective home buyers use the Internet to find a home. Only 28 percent cite print advertising in newspapers as a source in their search, and just 19 percent use home buyer magazines.

Obviously, digital advertising should command a bigger portion of your budget. But it's not as if you're the only real estate agent who's figured that out.

First and foremost, you need to know how much you can spend—then how to spend it wisely.

Smart Ads, Smart Phone

In today's society, many prospective home buyers use their phones to research properties. So, if your website isn't responsive, it may look great on your laptop, but smartphone shoppers will pass you by.

Pay-Per-Click (PPC) Advertising

PPC is a cost-controlled way to target your ads to local home buyers. Your ad is associated with purchased keywords. Several other real estate agents incorporate PPC into their effective advertising strategies, so those keywords are in demand. The amount you are willing to pay per click is your bid in an auction for the display of your ad.  

TIP 3:  Bid high enough to hit the top two spots on Google, otherwise mobile users won't see your ad without scrolling to the bottom of the page.
